Common questions

What people ask before they ring

Straight answers to the questions building managers ask us most. If yours is not here, ring Wayne on 07749 474861.

Getting started

Who you deal with

Who will I speak to?

Wayne Cator, our Managing Director. Ring 07749 474861 and you get him straight through, not a call centre and not someone who has to go and ask.

How do we start?

Ring, or send us the details through the form on our contact page with photos if you have them. For a small job we can often fix it on the first visit.

Are you the same company as Impress Property Services?

Yes. The company is Impress Property Services Limited, company number 10824083, and it now trades as Impress Maintenance. The people and the phone number are the same.

Which areas do you cover?

County Durham, Teesside and Tyne and Wear, from our base at the Incubation Centre in Newton Aycliffe. See the areas we cover. If you are just past the edge, ring anyway.

Cost and timing

Money and speed

How do you charge?

Small jobs are fixed while we are there and invoiced on the hours and materials used, with no separate quoting visit. Anything bigger, we quote first and you decide.

How quickly can you get here?

An emergency gets someone the same day. Anything your residents, customers or staff can see is fixed within 48 hours. Routine work is booked in at a time that suits the building.

Do you work out of hours?

Planned work is done in normal working hours. When something cannot wait, we work outside them, as we often do for IKE Supported Housing.

Do you do planned maintenance as well as repairs?

Yes. Planned work is agreed with you in advance so the bigger jobs happen before something fails, and reactive repairs cover the day something fails anyway.

Safety and cover

Checks, cover and records

Are your staff DBS checked?

Yes. Every member of our staff is enhanced DBS checked.

What insurance do you carry?

£10m employers' liability and £5m public liability, both running to April 2027.

Can you work while the building is in use?

Yes, that is most of our work. In supported housing tenants stay at home while we work. Jobs are risk assessed, kept as quiet and tidy as we can make them, and timed around the building.

What record do we get?

Every job ends with the date, a written note of what the fault was and what we did, and a photograph. You can show it at a contract monitoring visit, to an inspector or to an insurer.

The work

What we do, and what we do not

What work do you do?

Joinery, doors and windows, roofing and guttering, flooring and tiling, plumbing and drainage, plastering and decorating, shopfitting, fire and water damage repairs, fire door remedials, and damp and mould. See what we do.

What will you not do?

Gas work, electrical certification and asbestos removal. We will tell you on the first visit and tell you who we would ring instead. On asbestos, we check that warning signs on known asbestos are present and legible, photograph them, and replace any that are missing. We never assess or disturb the material.

Have you worked in a building like ours?

Our long running work is in supported housing: 16 IKE Supported Housing properties since November 2017. For other kinds of building we will tell you honestly what we have and have not done, and each sector page sets out how we would work.
