Repairs done while tenants stay put
We have looked after supported housing in County Durham since 2017. Tenants stay at home while we work, and every job ends with a date, a written note and a photograph you can open at a contract monitoring visit.

Since November 2017 we have maintained 16 IKE Supported Housing properties across the Durham area, including schemes in Shildon, Ferryhill, Kirk Merrington and West Auckland. IKE have not been back to market since.
The people living there are adults with autism, learning and physical disabilities and mental ill health. So the work is risk assessed, kept as quiet as we can make it, and often out of normal working hours (IKE's words, from their reference letter).
“Our tenants and support provider partners have great confidence in Impress, as do we.”

To Whom It May Concern
IKE Supported Housing Ltd has worked with Impress Property Services Ltd since November 2017, during which time they have helped us maintain our 16 properties across the Durham area. Over the years, they have provided a wide range of services, including joinery, plumbing, building work, roofing, drainage, electrical work, grounds maintenance, cleaning, decorating, flooring/safety flooring, tiling and property inspections, and others.
Throughout our working relationship, we have found Impress to be reliable, consistent, communicative and easy to work with. When carrying out work on site, they provide risk assessments where required, work safely, use appropriate personal protective equipment, and take every reasonable step to protect our tenants and staff. We have had very few concerns regarding their workmanship, and on the rare occasions when an issue has arisen, these have been minor and addressed promptly once reported.
IKE provides housing for vulnerable adults, including people with Autism, learning and physical disabilities, and those living with mental ill health. Impress have always treated our tenants and support staff with the utmost respect and, over the years, have built up excellent relationships with them. Our tenants and support provider partners have great confidence in Impress, as do we.
Impress understand the importance of providing a reliable, responsive and considerate service, often out of normal working hours. They consistently deliver work to a good standard and represent our organisation well. Having a contractor we can trust to work professionally, treat people with respect and resolve any issues promptly is invaluable to us as a landlord.
I have no hesitation in recommending Impress Property Services Ltd to any organisation seeking a dependable, professional and trustworthy contractor. We greatly value our relationship with them and look forward to continuing to work together.
Yours sincerely,
Martyn SmithManaging Director, IKE Supported Housing Ltd
The work that keeps a scheme lettable
Void turnarounds
Clear, repair, make good and decorate so the room can be let again, on one invoice.
Fire door remedials
Hinges, gaps, closers, strips and signage. We fix them and write down what we found.
Damp and mould
Find the cause, fix it, treat it and record the date we attended, for Awaab's Law.
Reactive callouts
Out of hours when it can't wait. Emergency, urgent and routine agreed with you first.
Planned repairs
A schedule you can show a commissioner, so the scheme stops reacting to everything.
Communal areas
Stairs, corridors, doors, handrails and the parts that everybody uses and nobody owns.
What we will not do: gas work, electrical certification and asbestos removal. We will tell you on the first visit rather than the day before you need it signed off, and we will tell you who we would ring instead.
Try us on one scheme first
You don't need to change contractors to find out what we're like. Send us a void, or a fault that keeps coming back at one scheme, and judge us on that. Wayne, our Managing Director, would be your day to day contact.
