Our track record is in supported housing rather than care homes. Since 2017 we have maintained 16 IKE Supported Housing properties in County Durham, where vulnerable adults stay in the building while we work.
Most of that carries straight over to a care home. CQC regulation 15 expects the premises to be properly maintained, and a dated record of each job is how you show it.

The repairs that keep rooms in use
Fire door remedials
Hinges, gaps, closers, strips and signage. We do the remedial work, then date it.
Rooms back in use
Flooring, plastering, decorating and joinery, in the order that readies a room soonest.
Communal areas
Handrails, doors and wall protection, and the damage trolleys and wheelchairs do.
Bathrooms and showers
Tiling, sealing and leaks, and the slow damage behind a basin that nobody sees.
Planned visits
Scheduled around mealtimes, activities and medication rounds, not around our diary.
Out of hours
When a fault can't wait until morning, you reach somebody who can decide at once.
What we will not do: gas work, electrical certification and asbestos removal. We will tell you on the first visit rather than the day before you need it signed off, and we will tell you who we would ring instead.
